PR 04. Incorporating ESG issues when selecting investments

04.1. 組織が不動産投資先を選択する際、通常ESG問題を組み入れているかどうかを記載してください。

All potential property investments are evaluated by an interdisciplinary team from the property division. A comprehensive ESG checklist has been developed for this purpose.

          Compliance with national laws, i.e. confirm that a valid energy declaration is supplied.
Comparing the estimated energy consumption with the measured consumption provided by the owner, and investigate if there is a significant difference.Compare the average energy consumption per square meter of the property with the average values of our portfolio. Estimate the cost and benefit of measures that could be taken to lower the energy consumption.

          Obtain documentation of hazardous materials used in the building, i.e. asbestos and PCB. Estimate the cost of safely removing said materials. Obtain measurements of radon gas.

PR 05. Types of ESG information considered in investment selection

05.1. 不動産の投資選定プロセスにおいて組織が主にどのような種類のESG情報を考慮しているかを明示してください。

          KLP Eiendom also conducts site and technical surveys.
        

05.2. これらのESG情報をどのように投資対象選定プロセスに組み込んでいるかについて簡潔に説明して下さい。

We do not use country level data/benchmarks as there is currently not enough good information available, at least for the Nordic countries and the UK, where KLP Eiendom is invested. The development of country level data currently underway, but is unlikely to be available for some time.

Ideally, we would like to see data that would indicate where demand for green buildings is growing.

For a building project that was acquired prior to construction, an agreement defined spesific rating targets for the Energy performance indicator (Energimerke) and the BREEAM rating. Failure to meet these demands will result in a financial penalty.
