PR 04. Incorporating ESG issues when selecting investments

04.1. Indicate if your organisation typically incorporates ESG issues when selecting property investments.

04.2. Provide a description of your organisation`s approach to incorporating ESG issues in property investment selection.

We perform environmental risk assesment as part of the due diligence process for new acquisitions. We have different documants describing our organisation´s approach to incorporating ESG issues in the property investment selection:

When investing in a new propetry, we use a template for the Due Diligence process. The template covers following headlines:

  • General information
  • Leases
  • Technology and environment
  • Agreements with special provisions, etc.
  • Pending or completed projects
  • Disputes and claims
  • Miscellaneous
  • Tax issues
  • Value added tax
  • Employees, consultants, etc.


04.3. Indicate which E, S and/or G issues are typically considered by your organisation in the property investment selection process, and list up to three examples per issue.

Environmental example 1, description

          Provide energy declarations.

Environmental example 2, description

          Provide information regarding how the building or property is classed in any form of ESG-certification system.

          Provide information as to whether there are environmental contaminants on the property or any risk classification regarding the environmental impact from present or previous operations.

          Inventory of asbestos, PCB, radon measurements and hazardous materials.

          Provide applicable collective agreements (list over central agreements and copies of local agreements)

          Provide information regarding any health problems caused by, e.g. omissions or microbacterial growth attributable to the property, as well as information regarding the measures which have been taken and planned to do such.

          Skandia Fastigheter only conduct business with parties which are well known and well reputated. Typical control actions are tax registration controls, bankruptcy controls

          One of our due diligence section focus on issues regarding relation between the company, shareholders, board of members, executives  regarding  several economic and structure topics such as closed relations, personal loans and debts
