19.2. Additional information [Optional]

We have developed a specific Housing & Infrastructure Sustainable Investing policy, which is publicly available and addresses the following:

  • ESG information on how you select infrastructure investments
  • ESG information on how you monitor and manage infrastructure investments
  • Information on your infrastructure investments’ ESG performance

We also provide LPs invested in the fund reports on a quarterly basis and a sample has been taken from the asset summary section, which provides an overview of the holding and the ESG considerations both positive and negative: 

Fischer Farms Ltd:

BSIF has made an investment into a platform to develop indoor, controlled environment ‘vertical farm’ projects that grow herbs and leafy greens on multiple storeys. The BSIF team identified an early mover advantage with vertical farming which is significantly more efficient and cost effective than traditional farming. Vertical farming also has positive social and environmental benefits which include using 70+% less water, 95+% less land and limited fertilizers. It also reduces “food miles” by ensuring year-round local production, avoiding the need for imports and security of supply. 

Environment & People impact: Positive

  • Energy requirement is mitigated by use of energy efficient LED lighting and use of solar farm for supply
  • Controlled growing environment, c.90% less water usage than surface farming and reduced use of pesticides
  • Efficient land use and reduced transportation costs

Social impact: Positive

  • UK based production improves security of food supply in winter months
  • Deflation in LED lighting and growing scale of sector will lead to welcome decreases in vegetable prices
