07.3. あなたの組織における第三者プロパティマネジメント会社の選定・指名・モニタリングの状況およびこれらが不動産投資に係るESG問題の管理にどのように役立っているかについて簡潔に説明して下さい。

Cooperation with our property manager is essential if we are to achieve our sustainability goals. The property manager is our service partner and is hired to manage the buildings in our behalf. This involves the administration, as well as technical and financial management.

The traditional client-contractor relationship will increasingly make way for a form of partnership and shared responsibility. This new type of cooperation can be formalised in performance contracts, which set out agreed targets for climate, energy savings, comfort, the indoor environment, maintenance and building operation. Until we switch to this new type of cooperation and contracts, we let the parties sign a sustainability declaration in which we record the ESG agreements.

Every half-year, ACTIAM's asset managers discuss the buildings' performance with the property managers, and quaterly reports are also presented by property managers clarifying both environmental and social performance of the real estate units. One very important point is energy efficiency, as well as other ESG factors. Once a year, the overall performance of each individual building is discussed and improvements are pursued together with property managers and, whenever possible, the tenants. Improvement of ESG related issues vary from energy savings matter; facilities to better attend tenants' needs such as cantiens; equipments that estimulate sustainable use, such as electric vehicles chargers, among others.
