The Firm is committed to sustainability efforts and has received high marks in this field from the Global Real Estate Sustainability Benchmark (“GRESB”) and the Principles for Responsible Investment (“PRI”). The Firm engages specialists to evaluate ESG considerations as part of investment due diligence. These specialists identify opportunities to reduce an asset’s environmental impact through energy, water and waste savings, building material and landscaping choices, improving lighting and air quality in tenant spaces, encouraging use of public transportation and other initiatives. These items are integrated into the strategic plan and capital expenditure program for each Fund investment.

Sustainability and Green Initiatives

The Firm encourages investment teams to evaluate opportunities for “green” improvements at each asset prior to acquisition and to track efficiency during the hold-period. With buildings generating over 40% of the emissions of CO2, the Firm recognizes that through its investment and asset management activities, it can make a tangible impact on improving energy efficiency, reducing greenhouse gas emissions and slowing climate change.

Physical upgrades and “green” initiatives are formulated for potential investments during the due diligence process and are defined in the investment strategy and capital expenditure program for each asset. Factors considered include location, energy savings, building environmental characteristics (orientation, facades, landscape, etc.), the presence of harmful materials or contamination, access to public transportation, and environmental characteristics impacting tenants (lighting, air quality, etc.).

CBRE Global Investors embraces corporate social responsibility and considers environmental, social and governance ("ESG") factors fundamental to its business strategy. The Firm believes that the consideration of ESG issues will preserve value and enhance returns for investors in the long run. In 2009, the Firm became a signatory to the Principles for Responsible Investment ("PRI") and seeks to systematically incorporate ESG matters into its day-to-day decision-making and operations and continually seek improvements in ESG performance.
