PR 04. Incorporating ESG issues when selecting investments

We perform asset-level environmental, social and/or governance risk assessments as a standard part of its due diligence process for new acquisitions. We acquire real estate appraisal report and engineering report in addition to disclosure materials from the sellers to investigate on soil contamination, indoor air quality and natural hazards (environmental issues), toxic substances such as asbestos and PCBs, easy access and tenant satisfaction (social) and regulatory matters (governance). As to the earthquake, of which risk is regarded to be exceptionally high geographically, we have an original check sheet for location and resilience of the building and acquire PML (Percentage of Probable Maximum Loss due to Earthquake) to foresee the risk of the property.
