Our approach to responsible investment in property is stipulated in our Sustainability Policy under which we are aiming to link our responsible investment in property and our business strategy by establishing below targets regarding ESG As such, we are fulfilling our strategy of providing “bases for sustainable living” for residents and “sustainable bases of operation” of tenant companies business activities for residential properties and commercial properties.
As we promote an eternal growth strategy that put heavy weight on factors such as Safety/BCP, Livability/Functionality and Environmental Consideration in investment properties, we are planning and implementing the following sustainability initiatives as part of the internal growth strategy, believing that these initiatives would lead to profitability improvement (i.e., increase in rent and occupancy rate) through cost reduction and enhancement of tenant satisfaction.
[General sustainability and Governance]
We provide our officers and employees with training focusing on ESG-related laws and regulations as well as sustainability in general (e.g. expansion of ESG investment) at least once a year.
We hold the sustainability committee chaired by the President and Representative Director of SHAM at least once every three months in principle to set sustainability objectives, evaluate compliance status and the effects of implemented measures, and consider measures for improvement on a regular basis.

As for energy consumption and CO2 emissions, we have established reduction targets throughout the entire portfolio, i.e. reducing in energy use intensity or power demand leveling intensity of our portfolio by 5% or more from 2018 as base year to the next 5 years.
We actively promote considerations for water-saving measures, 3Rs of resources, and biodiversity.

We promote provision of facilities that serve as “sustainable bases of operation” in the event of disaster, considering our tenant companies’ BCP.
We seek to create liveliness through collaboration on local events, aiming to coexist with and revitalize local communities. We monitor the situation of liveliness creation once a year -.

We provide high-quality residential spaces where residents can stay comfortably, as well as convenient, safe and comfortable spaces which contribute to improvement of tenant companies’ productivity.
To achieve sustainable management of the organization, we provide employee in the asset management company with programs to support their career development and ensure their work/life balance for them to work comfortably.
