The Firm is committed to sustainability efforts and has been recognized for its leadership in this field by the Global Real Estate Sustainability Benchmark (“GRESB”). The Team will engage sustainability experts to assess each asset’s environmental impact during due diligence. Based on those results, “green” initiatives are formulated and incorporated into property operations. Typical focus areas include energy savings, wellness amenities, common area renovations, landscaping improvements and LEED certification.

Sustainability and Green Initiatives

For new acquisitions, third-party specialists are engaged during the due diligence process to inspect the physical and environmental condition of the investment and evaluate opportunities to reduce the asset’s environmental impact. Physical upgrades and “green” initiatives are formulated for potential investments during the due diligence process and are defined in the investment strategy and capital expenditure program for each asset. Factors considered include location, energy savings, building environmental characteristics (orientation, facades, landscape, etc.), the presence of harmful materials or contamination, access to public transportation, and environmental characteristics impacting tenants (luminosity, olfactory comfort, etc.).

In addition, Sustainability and Green Initiatives are shown as part of Phase III of our Investment Process during asset management: operations and execution.
