PR 04. Incorporating ESG issues when selecting investments

04.1. Indicate if your organisation typically incorporates ESG issues when selecting property investments.

04.2. Provide a description of your organisation's approach to incorporating ESG issues in property investment selection.

We currently have implemented in our technical due diligence process an examination for potential contamination (e.g. exposure to asbestos), water efficiency or indoor environmental quality and we adapt our code of concuct for procurement, which encompass several ESG-criteria (e.g. minimun standard for wood procurement).

We plan to implement in 2018 a much comprehensive catalogue of thirteen sustainability criteria (according to "SIA Empfehlung 112/1 Nachhaltiges Bauen - Hochbau"), which are part of our guidelines for sustainable property management.

Those guidelines essentially comprise the following fields (in German):

8. Bausubstanz Hohe Wert- und Substanzbeständigkeit

9. Lebenszykluskosten Optimierte Lebenszykluskosten

Ökologie

10. SIA-Effizienzpfad Energie Geringe Treibhausgasemissionen und geringer Primärenergieverbrauch

11. Rohstoffe Schutz der natürlichen Rohstoffe

12. Schadstoffe Wenig Schadstoffe in den einzelnen Baumaterialien

13. Wasser Geringer Wasserverbrauch und geringe Abwassermenge
