1. Sustainability Policy

We consider sustainability aspects in connection with property management. Our sustainability assessment is focused on the one hand on economic aspects and on the other hand we strive to boost the societal and ecological benefits or at least we seek not to reduce it.

Vision Statement

Our vision includes a sustainable approach to the environment, as well as proper consideration of our social and economic responsibilities to the community. We act responsible in the interest of current and future generations.

Our Goals

  • We act consciously in every aspect of sustainability. We consider social, environmental and economic aspects along the entire life cycle of a property.
  • We act appropriate and in a systematic way.
  • We strive to raise the awareness of all involved stakeholders for sustainability issues.
  • We preserve compatibility with political frameworks.
  • We ensure a consistent sustainability assessment along the entire life cycle of our properties (acquisition, construction and management).
  • We mainly focus in a quantitative way on energy efficiency respectively on the reduction of CO2 emissions.  In quantitative terms, we mainly focus on sustainable construction.


2. Guidelines for sustainable construction and management of our buildings

We developed guidelines for sustainable construction and management of our buildings. They are based on thirteen criteria (according to "SIA Empfehlung 112/1 Nachhaltiges Bauen - Hochbau). Those criteria essentially comprise the following fields (in German):

2.  Sicherheit Hohe Sicherheit für Personen und Sachwerte

3. Tageslicht Gute Belichtung mit Tageslicht

4. Raumluft Gesundes Innenraumklima

5. Strahlung Geringe Strahlenbelastung

6. Sommerlicher Wärmeschutz Guter sommerlicher Wärmeschutz

7. Lärm Geringe Belastung mit Lärm (Aussenlärm, Innenlärm)


8. Bausubstanz Hohe Wert- und Substanzbeständigkeit

9. Lebenszykluskosten Optimierte Lebenszykluskosten


10. SIA-Effizienzpfad Energie Geringe Treibhausgasemissionen und geringer Primärenergieverbrauch

11. Rohstoffe Schutz der natürlichen Rohstoffe

12. Schadstoffe Wenig Schadstoffe in den einzelnen Baumaterialien

13. Wasser Geringer Wasserverbrauch und geringe Abwassermenge


3. Engergy Controlling and operating optimization of building systems

In 2016/17 we started with the implementation of a energy controlling system. The system will comprise a database with energy characteristics of all our around 340 buildings (CHF 7.8 Bio Assets). We have an emissions reduction target of 10% compared to 2014 levels by 2022. We will optimize 15 major and 157 medium-sized properties. Those properties are part of the following property investment vehicles:

  • Swisscanto Real Estate Fund Swiss Comercial
