We are a significant source of capital for mid-sized Canadian companies seeking unique financing solutions. Since 2005, the team has raised $2.7 billion and invested $1.9 billion in more than 125 transactions across five discretionary debt funds. We currently manage $1 billion for Canadian institutional investors, including public and private pension funds, life insurance companies and family offices. Fund performance has been consistently strong with returns well above benchmark and exceeding investors’ expectations.

Focused on the mid-market sector, our team of seasoned professionals leverages more than 200 years of combined experience to design bespoke loans tailored to the particular circumstances of each borrower. Our investment approach is highly disciplined and credit-driven with an unwavering focus on proactive portfolio management. Investments are managed on a team basis with shared responsibility for credit quality, portfolio management and the creation of returns for our investors.

Over our 30 years of private debt investing, we have made loans in over 25 industries and have built an established origination platform with extensive referral networks and deep market knowledge.

In November 2015 we closed our fifth mid-term fund, raising $667 million + in September 2016 we closed our first Infrastructure Private Debt Fund at $347 million.

We are currently raising capital for a non-investment grade fund that will utilize our existing credit platform to extend our senior secured, direct lending expertise to smaller borrowers that fall outside the investment grade credit parameters of our existing funds. The fund will focus on providing senior secured debt to small and mid-sized borrowers which have a credit quality equivalent to B/BB. Our objective will be to acquire and manage a diversified portfolio of loans to we established borrowers with EBITDA in the $2 – 10 million range (CDA$) to provide superior risk-adjusted returns to our investors with loans carrying yields between 8.0 and 12.0%.

In the spring of 2018, we will be launching our sixth corporate mid-term, investment grade fund following the successful investment of our fifth fund raised in late 2015.

Creating value for our investors since 1982, the IAM Real Estate Group has established an unmatched record of performance.

A value-driven, core manager, the Group employs a highly disciplined style to blend stable, growing income, inflation protection, reduced volatility and capital appreciation.

The group was Canada’s first industrial specialist and has since broadened its portfolios to include selected office and retail properties. Since inception, the Group has raised $1.2 billion in 13 sequential funds and a separate account. Investors, many repeat, are pension funds, endowments, foundations and family offices.

Following completion of the initial investment period, our 13th fund, the IAM Real Property Fund, is open quarterly for purchases and redemptions.

This judicious, time-tested blending of income and capital growth has produced superior results; and an unbroken, 33-year track record.
