07.2. Provide a description of your organisation's approach to incorporating ESG issues in property investment selection.

A specially developed sustainability selection process is used to select promising locations in Europe and in Switzerland.

Sustainability Analysis: energy efficiency and environmental aspects, comfort and well-being, use of quality and flexibility, mobility and, in addition, consideration of reputational risks (regarding the tenants in particular).

1. Macro location ESG rating for European Metropolitan Areas based on data provided by EUROSTAT and other sources. Criteria comprise:

a: On country level

  • Legal certainty
  • Government debt
  • Competitiveness
  • Transparency of the real estate market

b: Regional level

  • Economic aspects
  • Infrastructure
  • Demography
  • Quality of life

2. ESG criteria for micro location and building comprise:

  • Energy efficiency and environmental aspects (6 indicators)
  • Comfort and well-being (6)
  • Quality of use and flexibility (4)
  • Infrastructure and surrounding area (4)
  • Mobility (4)

3. Additional: consideration of individual cases, specific features of location and building (17 topics), reputational risks (regarding the tenants in particular)
