HQCRE considers ESG issues in post-investment activities related to our property assets, primarily in the context of environmental improvements (water and electricity efficiency) and community engagement (property occupants and neighbors).

An example of the social aspect of ESG post-acquisition is at one of our multifamily assets in Tennessee, which has a CARES program, which involves a team of residents who work to increase connections with and between residents. The CARES team serves as a liaison between property management and residents, from giving new residents a welcome basket when they first move in, to serving as emotional support for residents going through difficult challenges in their personal lives. The program increases resident satisfaction and retention (providing a return to property owners in exchange for lower rents to the CARES team) and provides residents with a valuable resource.

HQCRE does not at this time monitor ESG targets at properties (such as KPIs) on a regular basis. While we do not have a standardized score/metric across all of our properties, ESG initiatives are reviewed on an ad-hoc basis annually across our portfolio.

However, HQCRE monitors KPIs on select investments, especially third-party managed commercial assets where the investor requests this level of oversight on ESG issues.

All of HQCRE’s developments have some ESG initiatives incorporated into the business plans, from environmental site selection requirements, to water efficiency, and crucially, health and safety management systems at sites.
